How it is calculated
real return = (1 + nominal return) ÷ (1 + inflation) − 1Subtracting inflation from the return overstates the real return when inflation is high: at a 25% return and 20% inflation the real return is 4.17%, not 5%. The exact relation divides one growth factor by the other.
Use a return and an inflation rate over the same period: a 12-month return with year-on-year inflation. A negative real return means the money buys less at the end than at the start.
