How it is calculated
IRR: Σ CFₜ ÷ (1 + IRR)^t = 0, t = 0, 1, 2 …XIRR: Σ CFᵢ ÷ (1 + XIRR)^((dᵢ − d₀) ÷ 365) = 0Enter money paid out as negative and money received as positive. IRR treats the flows as evenly spaced, the first at period 0, so its rate is per period: per year when the periods are years. XIRR times each flow by its date, Actual/365 from the earliest, and gives an annual rate, as Excel's XIRR does.
Both are solved by bisection between −99.99% and 1,000%. With more than one sign change there can be more than one rate, and this is the one found in that range. Once money moves in or out along the way, a CAGR of the first and last values is not the same thing as XIRR.
